The salt doesn't cause sudden dramatic failures. It works slowly and consistently, and by the time most homeowners notice something is wrong, the damage has been building for years. What Salt Air Actually Does to a Chimney

Salt is hygroscopic — it attracts and holds moisture. When salt-laden air contacts your chimney, it deposits salt crystals in the brick and mortar pores. When moisture cycles through freeze and thaw, those crystals expand and contract, gradually breaking down mortar joints and spalling brick faces. Metal components — caps, chase covers, dampers, flashing — corrode far faster than they would in an inland location. A galvanized chimney cap that might last 15 years in Smithtown will fail in 3–5 years in Bay Shore.

What to Look For on South Shore Chimneys

The early indicators of salt-accelerated chimney damage: white powder on brick (efflorescence from salt and mineral deposits migrating through the masonry), rust stains on exterior brick near metal components, visible mortar joint erosion or cracking, rust or pitting on the chimney cap, and any water intrusion near the firebox after rain.
